A 1031 exchange allows real estate investors to defer capital gains taxes when they sell one investment property and reinvest the proceeds into another like-kind property. The Classic 1031 Exchange

Delayed Exchange

The most common and straightforward structure, a Delayed Exchange occurs when the relinquished property is sold first and the replacement property is acquired later. Investors have 45 days to identify replacement properties and 180 days to complete the purchase. Property Wealth Exchange manages the escrow of proceeds and all required documentation to ensure compliance and timely execution.

Reverse Exchange

A Reverse Exchange allows investors to acquire their replacement property before selling the relinquished one — an option often used in competitive markets or when timing is critical. This structure requires a temporary holding arrangement known as an Exchange Accommodation Titleholder (EAT).
